Well, most people think that they just need to set up a profile, upload some photos and add descriptions, and that is it. But it is not as easy as you may think. Well, let us tell you about the real situation with Airbnb hosting.
This is a real story about Jane’s co-hosting journey based on a real Airbnb hosting experience. Please note that all names have been changed for privacy.
Jane hired a co-host and thought everything would be great. Then, right after she had her first Airbnb guest, unexpected problems arose. When the guest arrived at the airport, the co-host did not respond to messages or calls on time, which is absolutely unacceptable.
The guest somehow got to the apartment, and then she had problems with the smart lock. It was 11 p.m., and she was tired with two small children with her. Eventually the co-host answered, though he was not prepared for this kind of situation at all and had no idea what to do. But the guest was still able to check in.
Nevertheless, she was extremely disappointed with the whole check-in process. In the end, of course, she left a negative review with a low rating, leaving Jane no chance of becoming an Airbnb Superhost in the next quarter. She decided to communicate with her co-host to find a solution.
Jane could not find a clear explanation of the situation from the co-host, and therefore she began to look for a new one. This time, she indicated a number of requirements that her employee must meet. That is how she found Oliver – her new co-host with some previous experience.
This time she showed him how to work with the smart lock, and just in case, she gave the phone number of a handyman who could solve any problems related to it. Jane also created her own Airbnb address templates, adding additional instructions on how to get to her apartment for guests.
As a result, communication was much better this time. Jane was still nervous but felt that Oliver was doing the basics well. Two check-in/check-out processes were successful.
The third time, Jane had to go on a business trip to Australia. She had a very long flight and a huge to-do list. At that time an unfortunate situation occurred – the guest ruined all the sheets and pillows and destroyed some of the furniture, it was a complete disaster. Oliver had 72 hours to deal with the case. It was necessary to open an Airbnb Resolution case, provide photos of all the damage and provide all receipts for replacement of the damaged items.
Due to a lack of clear communication from the Airbnb Case manager, misleading instructions, and lack of experience, Oliver lost the case. This resulted in a loss of $563, and Oliver had no time to fix all of the damage. As a result, Jane lost her next guest.
